What is the "sync status" of the host in question? You may have to write out your configs and fix the problem before applying.

Is this device part of any templates or hostgroups, as mentioned before you would likely have to modify those separately. Additionally, some configuration options that are configured via the other two, may not show under an individual hosts settings. This is intentional, as going through the configs and finding all relations would be very intensive for a system. To sum it up, if this host is applied to a host group or template via the HG\template screen, it will not necessarily show as having additional options configured directly under the host options. Please check all hostgroups and templates that are applied to this host, and be sure that none have it listed as a parent.

In addition to what is above, from the command line on your nagios server do you see the host in the follow directory? /usr/local/nagios/etc/hosts/?

You can... but as soon as you write, verify, or apply any change within XI it will write that file back again. It needs to be resolved within ccm\xi. Why don't you send us your latest bad snapshot in a pm, to myself or abrist. This way we can look through and help you identify what to modify. Admin -> Config Snapshots -> download the latest bad one(in red).
